Status Code definitions

  • Available – The property is available with no offers on the table.
  • Offer Received – An offer has been received and terms are being negotiated. Additional offers may be submitted and may be countered at the Seller’s NEXT available opportunity.  (Note: The Seller can only counter one offer at a time. If the Seller has a counter out with another Buyer your contract will still be reviewed but cannot be countered until the current counter offer is returned to the Seller.)
  • Highest & Best – Multiple offers have been received. The Seller is calling for all interested parties to submit their best bid by the date/time indicated in the status box. Additional offers may be submitted during this time from other interested parties, all new offers must indicate that their offer is “Highest & Best”
  • Due Diligence - There is an accepted contract on the property. The contract is in its Due Diligence (also known as Inspection Period) during which time the Buyer is inspecting the property. The Buyer has until the date specified in the Status box to complete their inspections and either lock in to go “Under Contract” or to walk away and put the property Back on the Market
  • Under Contract - There is an accepted contract on the property. All inspections have been complete and the property is being prepared to be sold. The financing is being finalized, title is being reviewed and a closing date has been set.
  • Short Sale in Review – There is an accepted contract between the Buyer and the Seller. The Seller is not realizing a great enough sale to pay off their existing mortgage, therefore, the contract is currently being reviewed by the Seller’s mortgage holder. Short sales may take 3-9 months to close, the Buyer in the front of the line may back out before the end of the review period. Back-up offers are encouraged.
