East Point Yard Sale Weekend

Several neighborhoods throughout East Point will be having neighborhood yard sales this coming Saturday, April 14th. Jefferson Park & Colonial Hills both have participating households, other neighborhoods are welcome to join in (comment below to promote your yard sale). Yard Sale hours will be from 8:00am to 3:00pm.

FHA Underwriting Loosens for Some & Tightens for Others

FHA has made the following underwriting changes below (some good, some bad) effective this week:

For self-employed borrowers, a year-to-date Profit & Loss Statement (P&L) and Balance Sheet are required if three months have elapsed since date of most recent filed and submitted tax returns. In addition, if income from the P&L is being used to increase the amount of qualifying income for the borrower, then the P&L must be audited by a CPA. These are much stricter requirements for self-employed borrowers.
“Disputed” items showing on a borrower’s credit report will not be as much of an issue as in the past and don’t have to be addressed if they are less than $1000 and more than two years old.

Investment and Vacation Home Sales Surge in 2011

WASHINGTON (March 29, 2012) – Sales of investment and vacation homes* jumped in 2011, with the combined market share rising to the highest level since 2005, according to the National Association of Realtors®.
NAR’s 2012 Investment and Vacation Home Buyers Survey, covering existing- and new-home transactions in 2011, shows investment-home sales surged an extraordinary 64.5 percent to 1.23 million last year from 749,000 in 2010. Vacation-home sales rose 7.0 percent to 502,000 in 2011 from 469,000 in 2010. Owner-occupied purchases fell 15.5 percent to 2.78 million.
Vacation-home sales accounted for 11 percent of all transactions last year, up from 10 percent in 2010, while the portion of investment sales jumped to 27 percent in 2011 from 17 percent in 2010.

Georgia has over 300 million dollars from the Federal Government to assist people who are in danger of loosing their homes. If the state does not use this money, it will go back to the Federal Government and be issued to another state.
